Ellana is providing cost estimating and scheduling services for various renovation and rehabilitation projects atop a rail yard, to improve a large cable shop building on a 70,000-square-foot site. The project includes the replacement of the administration building and the renovation of the gallery building to meet Space Program Requirements and to address safety, environmental and operational/efficiency issues. A special consideration that increases difficulty in the construction phase estimating include the existing LIRR tunnels beneath the building that are in use and must remain in use for the duration of construction. The project includes interface with TBTA, LIRR and MTA, and required comprehensive renovation for MEP systems including the construction of a temporary 11,000-square-foot facility to manage utility demands while the shop remained opened. Ellana’s team provided a 42-month schedule for upgrades to life safety systems, communication systems, MEP systems, civil and structural engineering elements, environmental and all architectural, and provided costs and cost alternatives for all these disciplines. The project also required interface with the owner’s selected contractor.
