This project involved providing cost estimating services for the renovation of Hudson Bay Capital’s existing corporate office space (9,002 square feet) on the 30th floor of 77 Third Avenue and fit-out a new office and trading floor on the 35th floor (9,231 square feet) for their expansion.
The project covered demolition, protection of existing occupied space, new construction, and high-end interior finishes for new office and trading floors. Included in the space was a fitness room and lounge area. The electrical scope included new lighting and associated controls, new fire alarm/devices, and empty conduit for new Tele/Data systems. The mechanical and plumbing scopes included new units and distribution, new toilet rooms, shower rooms, and locker room areas. In addition to the cost estimate, Ellana, Inc. was tasked with reviewing the contractor’s bids and making recommendations on scope and price.
