8 Spruce Street (formally Beekman Tower)

This project involved being retained by Forest City Ratner Companies to serve as independent cost consultant for cost management services during design development for a new 76-story, titanium-clad, 1.2 million-sf, mixed-use development designed by Frank Gehry Partners. Design development included one retail floor; a five-floor NYC School Construction Authority school; one floor of a New York University facility; residential rental and luxury condominium apartments; and a 2-story underground parking garage. Services included a full range of cost estimate preparation at each design milestone; costing of various design alternates; value engineering; allocation of the project costs among building users; participation in project meetings; and estimate reconciliations with the construction manager.

The 867-foot tower with stainless-steel curtain wall is the city’s tallest residential building. The tower will include a public school for grades pre-K through 8; an ambulatory care center for NY Downtown Hospital, retail space, and public plazas.

15 Central Park West

Ellana reviewed the construction schedule prepared by another firm for this 866,000sf, luxury, high-rise residential tower at the Mayflower Hotel site located at Broadway between West 61st and 62nd Streets. The development consists of two buildings built over two full-block cellar levels. The ground floor contains retail space below the Broadway building and the main lobby entrance for both towers is through the Central Park West building with a connector walkway to the Broadway building.

Our services entailed: review of two detailed CPM schedules for each tower; review project specifications, drawings, and CPM scheduling specifications; analysis of the schedules to evaluate construction logic, critical path, resource allocation, and cost allocation in the schedule; review of the build-out strategy for the two buildings as well as to ensure that the schedules conform to this strategy and logic; identification of opportunities for shortening the construction schedule; implementation of any shortening sequences / opportunities in the schedule and evaluation of impacts; and provision of recommendations.

This project involved preparing an independent cost estimate based on construction documents set of drawings and specification prepared the Robert A. Stern design team. The estimate will be organized in the CSI (Trade) estimating format to outline specific trade costs involved in the proposed construction. We would require two sets of printed documents and electronic PDF files for the estimate preparation. The estimate will exclude any work associated with foundations scope, however we would request an approved foundation contractors scope of work (schedule B) for coordination with other trades work below grade.

The project scope of work includes construction of a new 60-story building that was four levels below grade. Below grade spaces will house building amenities including a two-story high pool and recreation area. The tower is designed to house high-end residential condominiums ranging from single level one apartment per floor layouts to duplex and triplex apartments as the building risers higher. The last occupied apartment floor will be at 48th floor level. At this time the below grade construction have been procured to a construction manager with foundations/seacant wall subcontractor on board.

570 Washington Street

570 Washington Street is a new 180,000 SF, 22-story residential building with ground floor retail. The 176 units are designated affordable senior living apartments. This project is one of two towers that represent the first skyscrapers in Manhattan’s West Village.

Designed by COOKFOX and SLCE, the building offers 5,600 SF of amenity spaces including a community room, health and wellness center, dedicated social service offices, meeting rooms, computer room and library, and fitness center.

The project is designed for LEED Gold certification and will comply with Local Law 97’s carbon emission cap. Sustainable features include an energy-efficient heat pump heating and cooling system, water-preserving fixtures, efficient LED lighting, and stepped green roofs.

Affordable Housing Tower in Chinatown

Boston, MA

A parking lot in Boston’s Chinatown is slated for redevelopment with a new permanent Boston Public Library branch and 143,000 SF income-restricted apartment and condominium project. Working with the Asian Community Development Corporation, the Stantec team brought life to the community’s vision of redeveloping a Chinatown parking lot (known as Parcel R-1) into a space that offers learning, community, public space, and cultural celebration. Parcel R-1 is one of the last large municipally owned sites in Chinatown available for community-based uses.

Ellana provided cost estimating services for the 12-story building featuring glazed brick and a glass curtain wall facade. The design incorporates an all-electric, Passive House sustainable strategy, targeting LEED Gold certification, for a mixed-use tower with 110 affordable rental and condo units. The permanent home of the Chinatown Branch of the Boston Public Library serves as a three-level podium for this 100 percent affordable housing project.

Parcel R-1 advances goals from Boston’s 2030 Housing Plan to create housing and introduces the concept of “development without displacement” in a neighborhood with limited development opportunities.

Scope includes assistance with reviewing proposals for compliance with design standards and for determining the construction cost reasonableness of proposed projects; performance of postconstruction cost reconciliation; and performance of various cost estimation tasks at different phases of design and construction.

One Madison Park

Ellana provided scheduling services beginning at the approximately 75% construction completion stage of this new residential tower project, with seven (7) of the units occupied by the original buyers during construction. At the time, the interiors were undergoing a re-design to fit a new direction for the project. The building stands at 57 stories and has 69 condominium units, with amenities and retail on the bottom three stories.

The 620-foot-tall condominium tower is built on a poured-in-place concrete structure wrapped in a glass and aluminum hybrid curtain wall. The building includes several four to six-story “pods,” which cantilever to the north and east of the building.

Our services included attending semi-monthly reviews of the updated schedules, including critical path, improvement opportunities, and recommendations and there were evaluations of any delays, as well as make ensuring any delays were incorporated in the schedule along with their impacts.

Urban Edge Theroch Apartments

BWA Architecture led a capital needs assessment and replacement reserve analysis with accessibility assessment for a residential community in the Dorchester section of Boston. Urban Edge co-owns Theroch Apartments with the Theroch Tenants Association. The property, which Urban Edge acquired in 2004, has 191 units.

The long-term work involves phased renovations of 16 buildings totaling 242,052 SF of low-rise structures (three-story and four-story).

Walnut High Apartments

Brookline, MA

Brookline Housing Authority plans to redevelop its Walnut High Apartments. The site is part of a newly created zoning district. The 181-unit structure includes two buildings to be developed in phases. Initial work includes demolition of three structures, 4-12, 16-24 and 28-42 Walnut Street, and construction of two residential towers spanning 225,000 SF. Tower #1 will contain 96 units and Tower #2 has 85 units with one level of covered parking. Ellana served as cost estimator during the design phase.
