Ellana provided cost estimating services to Marvel for the construction of a new six-story, 214,000-square-foot commercial office building, and the tenant fit-out for five of those six floors.

The team provided estimates for all disciplines and 19 alternates. Our estimates allowed the architect to find a further $2.5-million of value engineering to bring the project into the proposed budget. The estimates provided suggested values for signage, appliances and equipment costs.

AARP National Headquarters Interiors

Washington, DC

AARP is a membership organization leading positive social change and delivering value to people age 50 and over through information, education, and services.

  1. Foundation: This project encompasses 41,800 sf of new office space in an existing building for AARP’s national headquarters based in Washington, DC. The project covers gut renovation of the existing 3rd floor, with a new fit-out comprising individual offices, conference rooms and open landscape cubicles; new mechanical and electrical services and distribution are brought into the new space as well. Ellana performed a bid estimate for the client to help expedite the bidding process.

  2. CEO Suite: This project encompasses 4,329 sf of new executive suite in the existing AARP national headquarters in Washington, DC. The project covers gut renovation of the existing 10th floor, with a new fit-out comprising individual offices, conference rooms, and a CEO suite with a private shower room; new mechanical and electrical services and distribution are brought into the new space as well. Ellana performed a bid estimate for the client to help expedite the bidding process.

  3. Life Re-imagined & Innovation Center: This project encompasses 20,113 sf of new office space in the existing AARP national headquarters in Washington, DC. The project covers gut renovation of the existing 4th and 5th floors, with a new fit-out comprising individual offices, conference rooms, meeting rooms, open office space, and a lounge; new mechanical and electrical services and distribution was brought into the new space as well. Ellana performed a bid estimate for the client to help expedite the bidding process.

Brooklyn Navy Yard Buildings 11 & 12 Redevelopment Study

Brooklyn, NY

Brooklyn Navy Yard served as an active shipyard from 1801 to 1966. After its closure, New York City assumed control of the property and leased space to maritime businesses. In 1981, the Brooklyn Navy Yard Development Corporation was established. BNYDC diversified the tenant base, carving up large parcels to accommodate small industrial enterprises that reflect the diversity, energy, and creativity of the community. Today, Brooklyn Navy Yard tenants include creative and industrial enterprises.

Ellana provided cost estimating services for multiple study options for the redevelopment of two unoccupied 150-year-old warehouses known as Buildings 11 and 12. The two brick structures are 25,000 SF and 60,000 SF, respectively. The team considered: façade restoration, insulation, repairs, window & door replacement & improvements; gutters & leaders repairs or replacement; flood protection measures; roof replacement; interior fit out options; solar panels at large roof areas; and MEP systems replacement plus multiple MEP alternates.

Building 11 will be configured with options for one/two tenants. Building 12 will be configured with options for one/two/three tenants.

Brooklyn Navy Yard STEAM Center Expansion

Brooklyn, NY

The Brooklyn STEAM Center has around 30,000 SF on the third floor of Building 77 and offers vocational and technical education courses. For this project, Ellana provided cost estimating services for a 27,000 SF expansion of the Brooklyn Navy Yard’s STEAM Center. This space is currently unoccupied, and this expansion is designated to include new classrooms, three spacious common areas for students to meet, an additional conference room, and a room to accommodate an Alumni Program. In addition, The STEAM Center’s general administration spaces, including four Director Offices, a counselor’s office, and general administrative rooms, will also be included in the expansion.

Con Edison - 4th Floor Data Center

Con Edison - Brinkerhoff Building

This project involved providing cost estimating services to Helpern Architects at the 75% & 90% design phase of this project.

The intent of this project is to mothball an existing 200,000sf warehouse facility for Con Edison. The roof of the building is in poor condition, which requires structural upgrades and roof patching. The MEP systems needed shutting down, teeing off, and leaving in place for a potential future tenant.

Demolition and associated hazardous material abatement made mothballing a more practical cost solution than complete demolition

Con Edison - Electrical Infrastructure Upgrades

This project involved providing cost estimating support during all phases of pre-construction design to Robert Derector’s team on various infrastructure projects for the Consolidated Edison companies. The projects included mechanical and electrical upgrades, emergency generation, infrastructure rehabilitation & replacement at various facilities. Some of the projects are:

DWR is a retailer of Home Furnishings which gives customers access to the best in modern design including iconic works that have been in production since the mid 20th century. The project involves providing cost estimating services for a 10,800 sf showroom that displays fine furnishings that customers may touch, feel and experience the furnishings. The project also included a new elevator, feature stair opening, rooftop ac units, and new entry storefront.

This project involved providing 50% submission cost estimating services to the OMNI Architects’ team for all trades.

The project covered the interior demolition and renovation of a 9,000sf space that included new offices, conference rooms, bathroom, and service areas. The mechanics included all new pluming, a vacuum system, new HVAC equipment, distribution, and new electrical upgrades.

United Parcel Service (UPS) - Cooling Tower Replacement

Mahwah, NJ

Ellana provided cost estimating services for electrical upgrades associated with the replacement of two (2) cooling tower plants. The project scope included replacing the towers’ covers consisting of six (6) and four (4) cells each. Work included the removal and disposal of the existing equipment, piping and insulation; site preparation; installation of the new cooling tower plants, which were purchased directly by UPS; the furnishing and installation of fans and heaters; all required piping, supports, valves; heat tracing; automatic controls; and required inspections.

World Trade Center - Public Safety Radio Room

New York, NY

Ellana provided cost estimating services for the architectural, structural, mechanical, and electrical work, during the infrastructure site preparation stages three and four, to provide operational microwave/radio battery and MEP areas in the radio room.

The scope of work included electrical and communication work on levels 93 through 110 and in the pre-fabricated communication shelter. Also included were outdoor cables through system, coax, and microwave cabling for the antennas.

World Trade Center Tower One - Port Authority of New York & New Jersey

Ellana provided cost estimating and project cost control services for the 2.6 million-sf, 105-story LEED® Silver certified tower. Services include assisting the project program manager with independent estimate preparation for trade bid packages; bid reviews; estimate preparation for bulletins, addenda, and change orders; and tracking and updating budget costs.

There were challenges for everyone involved in the reconstruction of the WTC site. The inherent sensitive nature of the site, the complexity of multiple buildings and structures, private and public stakeholders and budget constraints, extremely complicated level of coordination, presented an unprecedented, but ultimately successful, challenge for our team in preparing myriad estimates, pricing an enormous amount of design options, putting bid packages together based upon the specific requirements of each individual scope, verifying estimates at each design milestone, leveling contractors’ bids, and finally preparing change order estimates as well as negotiating them with the contractors on behalf of our clients.
